Located in the greater Seminyak area just short walk on the beach for a perfect sunset to the best clubs such as, KuDeTa, Potato-Head and 'W'. You can also walk to the popular restaurants as Naughty Nuri's, Slippery Stone, Sardine and Metis. The best seminyak shopping is only a 5 minute drive away.

Guests are fully looked after by our staff, which including a chefs available to cook for guests, a gourmet meal or a rooftop barbeque; private butlers on request, staff housekeeping and 24-hour security for your peace of mind.

Villa Deva is a four story 5-bedroom luxury villa, located in a trendy batubelig area of seminyak decked out in white. The villa has a private rooftop garden terrace with stylish and comfortable sitting areas overlooking the ocean, just perfect for those stunning Bali sunset.

The villa is fully staffed, and comes with state of the art facilities including flat-screen plasma screen TVs in the en-suite bedrooms, fully-equipped kitchen, and private swimming pool, rooftop garden with ocean views and complimentary Wi-Fi connection.

Villa Capacity:

Please be aware that your booking has a maximum number of persons (aged 6 years and over) which are permitted to occupy the premises overnight. Any person not approved by us to occupy the property overnight will be required to vacate the premises immediately and find alternative accommodation. Should we become aware that the maximum number of persons (aged 6 years and over) permitted to occupy the premises has been exceeded, you will be charged the full rate for each additional person. Please be aware that this policy is strictly enforced and is not open for negotiation. Please feel free to contact us should you require further clarification.

Child Policy:

Infants aged 0 – 1 years may stay free of charge if using existing bedding. Please note that portable cots, high chairs, baby baths, strollers and other infant equipment items are not provided at Villa Deva however we can hire these items from third party suppliers. Availability is limited and additional charges will apply. Please contact us for hire equipment rates, bookings or for more information.
Children aged 2 – 5 years may stay free of charge if using existing bedding (maximum 4 children).
Children aged 6 years and over are considered adults and are therefore included in the maximum number of persons which the property can accommodate overnight (see Villa Capacity above).

Pets Policy:

Pets are not permitted at Villa Deva without prior approval.

General Terms and Conditions:

The following general terms and conditions have been put in place to ensure you and your companions have an enjoyable holiday, your neighbours enjoy having you stay at the villa, and everyone’s health and safety is safeguarded.
All guests and visitors must ensure they do:

- not disturb other guests and/ or neighbours;
- obey local rules and respect the local community they are visiting;
- ensure all doors and windows are locked when leaving the villa;
- obey smoking rules at the villa and place all cigarette butts in the rubbish bin;
- consume alcohol responsibly, not use drugs or conduct any illegal activity;
- dispose of all rubbish in the bins provided;
- immediately report any damages or breakages to the Villa Manager or our office so they can be repaired or replaced;
- respect the environment by minimising water usage and by switching off lights and air conditioning when leaving the villa; and
- leave the villa in a clean and tidy condition when checking out.

Events and Functions:

The villa is let for holiday purposes only and special permission must be obtained for events and functions where the number of people in attendance exceeds 150% of the capacity of the villa. Guests should be aware that the villa is located in a residential neighbourhood, and as such, not all events and functions can necessarily be accommodated.
Special conditions are likely to be imposed for approved events and functions including but not limited to:

-extra charges for security and cleaning;
- extra charges for the local Banjar (council);
- guests remain responsible for persons attending;
- no undue noise including when entering and leaving the premises;
- no behaviour likely to cause damage to villa;
- no behaviour likely to offend or embarrass others; and
- all excessive noise to be ceased by midnight.

Checking In and Out of Your Accommodation:

Check-in time is from 2:00pm and check-out time is before 12 noon.
Extension of check-out time until 18.00hrs is subject to availability and will be charged at 50% of the applicable nightly rate. Check-out after 18.00hrs is subject to 100% of the applicable nightly rate.

Please let us know your expected arrival time, flight number, airline carrier and mobile contact numbers at the time of booking. Please also advise us if your airline reschedules your flight so we can notify the villa staff of your new estimated time of arrival. For protection of your privacy and security, we will not issue accommodation keys to persons not named in your booking confirmation unless prior arrangements are made. Please let us know if you would like to nominate someone to collect the keys on your behalf and we will arrange this for you.

We are required under local law/ regulations to obtain a photocopy of all guests' passports (international) or KTP (Indonesian citizens) upon check-in and register these details with the local police station. Guests must further complete a Guest Registration Form and sign acceptance of these Booking Terms and Conditions upon arrival.

Security Bonds:

A USD 500.00 security bond with the amount determined by your length of stay is required in the form of cash upon arrival. The security bond will be refunded in full on the day of departure minus the amount to cover any damage, loss or expense incurred during the period occupied.
Kindly notify the Villa Manager of any incidents as soon as possible so repairs or replacement can occur prior to the next guest arriving.


If the villa becomes unavailable for your occupancy due to circumstances out of our control (incl. fire, storm damage, etc.) we will inform you in writing immediately and endeavour to obtain suitable alternative accommodation for your stay. If however the price of an alternative villa is greater than you were quoted to stay at Villa Deva then we must pass on the difference in cost to you. This is because the unavailability occurred due to circumstances out of our control. In the unfortunate event we are unable to find you suitable alternative accommodation either we or you may cancel the booking without fee. We will then transfer all monies received from you to your nominated account within five (5) business days.


We cannot accept responsibility for disturbances or inconveniences caused by renovations, construction or guests of neighbouring properties however please address any disturbances with the Villa Manager and they will strive to have the disturbances or inconveniences minimised (refer to next section “Problems and Complaints”).

Problems and Complaints:

We will deal sympathetically with all legitimate complaints or requests and shall endeavour to resolve or settle legitimate complaints and claims promptly on location. In the event of any problem or complaint, please inform the Villa Manager at your earliest opportunity so they have the chance to rectify the situation as soon as possible. We request you allow repair/ service access to the villa during reasonable hours. We will not entertain any claim or complaint lodged upon departure or thereafter when it is no longer possible to investigate and resolve the complaint effectively.

Limitation of Liability:

By confirming a booking, you acknowledge and agree that Villa Deva (including its owners, employees, contractors and suppliers) are not liable to any guest or visitor of the villa for injury, sickness, death, loss, damage, additional expense, or inconvenience, directly or indirectly caused by or arising out of your use of the villa.
Villa Deva (including its owners, employees, contractors and suppliers) also has no liability to any guest or visitor of the villa for loss or damage to personal belongings or any car and its contents of any guests or visitor whilst occupying the villa.
We strongly recommend guests purchase comprehensive travel insurance after their booking has been confirmed to cover against illness, injury, loss of property, theft, or cancellation.

  • Upon checking in, the host requires a refundable damage deposit of IDR 6,555,250 paid by cash.This deposit will be reimbursed to you when you check out.
